Properly registered Brokers/Agents ( see registration forms/guidelines below for registration procedures) are paid excellent commissions from our auction process.There is a 10% buyers premium added to the winning high bid to determine the actual sale price. Commissions are paid on the amount of the winning high bid, however. Commissions are paid out of escrow directly to the Broker/Agent. Commissions are:
• 4% of the winning high bid if Broker/Agent has the listing for the auction property and there is no Broker/Agent representing the winning bidder.
• 5% of the winning high bid if Broker/Agent has the listing for the auction property and is also a Broker/Agent representing the winning bidder.
• 4% of the winning high bid if Broker/Agent represents a properly registered winning bidder ( click on “ registration forms”, then click on “Bidders Registration Forms” for details ).

When you partner with us to bring a property to auction we institute a substantial marketing campaign involving mailings/print/television/web. We receive many calls from potential buyers and sellers, and 100% of these referrals are forwarded to you. In addition, often neighbors or other individuals attending the auction open houses approach us wanting to list their property for auction. Each and every one of these opportunities also goes directly to you! In addition we receive many unsolicited calls from potential buyers and sellers. Since we strongly recommend that all sellers and buyers be represented by a Broker/Agent, we refer these leads to the Brokers and Agents that partner with us on a prorated basis based on the volume of transactions generated by the Broker/Agent. The more you work with us, the more we refer to you!
The Auction process is new to many Brokers and Agents. The Ulmer Real Estate & Auction staff will arrange to provide seminars for you or your organization free of charge. At the seminar we will explain all aspects of the auction process, list all the advantages to all parties, and answer any questions you may have.
